1.  Prepare your Home

Did you know that buyers form an impression of your home within the first 15 seconds? Buyers tend to not have the capacity to be able to imagine how their "stuff" might fit into a home. Here are a few tips on how to make that buyer "imagine this being their home" by creating an OUSTANDING first impression: Appeal to the "senses:"

• i. Sight - clean outside, uncluttered inside, crisp neutral paint

• ii. Smell - clean smell (lemon or fresh flowers), new smell (paint), and good smell (vanilla or cookies).

• iii. View - Clean windows, open drapes and blinds, turn on lights

• iv. Sound - Pleasant music (instrumental or classical), avoid barking dogs or noisy children if possible, avoid mechanical sounds such as dishwashers, vacuums, or lawn mowers.  

2.  Choose a Professional Realtor
